Mineral Interest Leases

I have a general ignorance of going rates for mineral interest leases in the various different parts of the country. I have recently received two offers as follows:

In the Cline Shale area of Howard County, Texas an offer of $500 per net mineral acre with a 1/4 royalty for a 3 year term + option to extend for additional 2 years at the same $500 rate;

In the Uintah County Utah area (I have no idea what formations are there) an offer of $100 per net mineral acre.

What is considered reasonable? What is in Uintah County, Utah - I have never heard of it before?
